! The Challenge
The owners of a 3-bed Victorian terrace in Headingley, Leeds, wanted to open up their narrow kitchen-diner and create a proper family-sized living and cooking space. The challenges were real: a tight household budget, just 3.8m of available rear depth before the garden wall, and a party wall boundary that required careful management. They'd had two builders walk away saying it "wasn't worth doing" at the budget available.
→ Our Solution
Hartley Build designed a 4m single-storey rear extension with a full-width glass roof lantern — knocking through the existing rear wall to create a seamless open-plan kitchen and dining room. Rather than the expensive bi-parting lantern systems the client had been quoted elsewhere, we sourced a high-quality fixed lantern at a third of the price without compromising on thermal performance.
Underfloor heating was installed throughout the extension, and a four-panel aluminium bifold door set was fitted to the garden elevation. The existing kitchen was entirely stripped and refitted with new units and worktops supplied by the client.

★ The Result
The project was completed in 10 weeks and came in under the agreed budget. The clients now have 22m² of beautiful, light-filled open-plan kitchen and dining space. A subsequent Zoopla desktop estimate put the property value approximately £35,000 higher than comparable terrace sales on the same street without extensions.
