! The Challenge
A growing family in Bradford needed a proper master bedroom with an en-suite bathroom. Their 3-bed semi was straining under the weight of four family members sharing a single bathroom. Moving to a larger house was priced out of reach — equivalent 4-bed homes in the same area were £130,000–£150,000 more than their current property. They needed a solution that worked within the footprint and budget they had.

Hartley Build designed a full-width rear dormer conversion adding a large double bedroom with integrated storage, a walk-in wardrobe and an en-suite shower room. The existing hip roof was converted to a gable in the party wall agreement, maximising floor area. A new oak staircase was installed from the first-floor landing, carefully routed to minimise disruption to the existing bedroom below.
Structural calculations were provided by our retained chartered engineer. We managed the Party Wall Act process with the adjoining neighbour and obtained building regulations approval before breaking ground.

★ The Result
The project was completed within the 12-week programme and came in under the £55,000 budget. The family gained two additional rooms — a large master bedroom and an en-suite — for roughly half the net cost of moving to a comparable 4-bed in the area when stamp duty, agency fees and removal costs are factored in. A local estate agent subsequently valued the property at £40,000 above comparable 3-bed semi sales on the same street.
